In a strategic move to expand its foothold in the burgeoning cold chain logistics sector, Mitsui O.S.K. Lines, Ltd. (MOL) has announced its participation in a groundbreaking frozen and refrigerated warehouse development project in Jurong, Western Singapore. The project, a joint venture with Kajima Development Pte. Ltd., is poised to redefine the landscape of temperature-controlled storage and distribution in the region.
A Monumental Endeavor
Spanning over 500,000 square feet and towering over 100 meters tall, the cutting-edge logistics hub is set to be a hallmark of innovation in the industry. Featuring five floors of ambient, chilled, and frozen warehouse space, its centerpiece is a towering 45-meter-high automatic storage and retrieval system (ASRS), earning it the moniker of the “Tallest Industrial Refrigerator in Asia” (“TIARA”).

A Tripartite Partnership for Success
The project, initially launched as a joint venture between Kajima Development Pte. Ltd. and Commonwealth Capital, has gained further momentum with MOL’s investment. Commonwealth Kokubu Logistics, a leading food logistics provider in Singapore and a joint venture between Commonwealth Capital and Kokubu Group Corporation, stands as the anchor tenant, heralding a new era of collaboration and synergies in the industry.

The MOL Group currently operates frozen and refrigerated warehouse businesses at two locations in Japan (Kawasaki City, Kanagawa Prefecture, and Osaka City, Osaka Prefecture) and one overseas location (Thailand), and taking this business investment as an opportunity, the group aims to expand its investment in the frozen and refrigerated warehouse business, especially in Asia and other regions where demand is expected to increase due to future economic development and population growth.
