Construction Boom in Whatcom County: Key Projects and Players

Whatcom County is experiencing a significant construction surge, with numerous projects underway that promise to reshape the region’s housing landscape. Major players in this development wave include Dawson Construction and Exxel Pacific, both of which are spearheading multifamily housing initiatives aimed at addressing the local housing crisis.

Kendall Nielsen, president of Dawson Construction, highlighted the company’s flagship project, Ironworks at Old Town. This six-story, 84-unit mixed-use building is situated between Astor and Holly streets, on the site of the former Lautenbach/Northwest Recycling facility. Ironworks is designed to provide middle-income market-rate housing for approximately 100 residents, along with 1,600 square feet of commercial space. Nielsen noted that the project is two months ahead of schedule and under budget, with model units set to open in May and occupancy expected by June or July.

Dawson Construction is also working on several other projects, including a 24-unit tiny home village for the Lummi Nation and a four-story affordable housing complex on Eliza Avenue. Additionally, the company is developing a new headquarters on Pacific Highway, marking a significant milestone for the firm.

Exxel Pacific is equally active, with its Madrona Condominiums project nearing completion. Located at 820 N. State St., this development will feature a rooftop deck, bike storage, and a parking garage. CEO Geoff Stodola mentioned that the company is also preparing for a 70-unit affordable housing project for the Bellingham Housing Authority, set to begin in late Q3 of this year. The Manning, a 142-unit mixed-use project in Barkley Village, is also progressing, with foundations currently being laid.

Emerging Developments from Smaller Operators

In addition to the larger firms, smaller operators like Gabe Rogel of Sender Properties are making their mark on Whatcom County’s construction scene. Rogel is developing The Holly Street Climbing Gym and Arête Lofts, a six-story project that combines residential and recreational spaces. The facility will include a climbing gym operated by VITAL Climbing Gym and 26 market-rate condos.
